A Strategic Final Opportunity
In early January 2026, an existing Future Assist client in their late 50s was introduced to Future Assist’s Buyers Agency team with a clear objective.
Over the years, they had built a solid portfolio: three investment properties held in their personal name, another through their SMSF, and their owner-occupied home. With retirement in mind, they wanted to add one more property to their portfolio.
It wasn’t about expanding aggressively. It was about making one final, well-considered acquisition aligned with their long-term retirement strategy.
A Market That Had Intensified Quickly
Since October 2025, the property market had shifted significantly. Competition had strengthened across multiple buyer segments. First home buyers were entering the market more aggressively through the 5% deposit scheme. Emotional bidders were stretching beyond fundamentals. Investors were moving quickly to secure assets ahead of anticipated further growth.
In these conditions, risk cuts both ways. Waiting can mean paying more in just a matter of months. But moving without discipline can mean overpaying in the heat of competition.
Secured Below Market in a Competitive Environment
Given the pace of the market, our buyers agents team moved immediately. Rather than relying solely on publicly listed properties, we activated our WA network and local market intelligence to identify suitable opportunities early. Strong agent relationships and our established reputation provided early access and negotiating leverage that would prove important.
When a property in a high-growth WA location was found, we undertook a detailed assessment. Our internal valuation assessment placed the property’s fair market value between $750,000 and $780,000.
The property attracted three other bidders. In a heated market, multiple-offer scenarios often push prices beyond underlying value. We successfully secured the property at $720,000. Based on our assessment, this represented an immediate equity position of approximately $30,000 to $60,000 at the point of purchase.
In a rising market, buying below fair value creates both momentum and protection from day one.

The Outcome
This acquisition reflects the reality of the current property market cycle. Demand remains strong, buyer urgency is evident and in competitive environments, outcomes are increasingly determined by access, relationships and negotiation strategy, not simply willingness to pay more. For this client, the benefits of using Future Assist Buyer Agents’ services were clear. They secured a property in a high-growth location, below assessed market value, despite heavy competition.
