In late 2021, while much of Australia was watching the property market ramp up, the Future Assist team was quietly seeking out our next investment opportunity – and Bundamba shone brightly on our radar. Behind the suburb’s industrial reputation, our research revealed something few others saw: a pocket primed for growth.
BUNDAMBA BREAKTHROUGH
By September 2021, our property team had identified a small release of house-and-land packages. To the untrained eye, Bundamba appeared to be just another outer-Brisbane suburb. But to our investment committee the signals were there: strong infrastructure growth, rising rental demand, and a limited supply of new builds, which combined to create the perfect conditions for wealth creation.
Early assessment against our fixed criteria indicated strong potential for both rental returns and capital growth, immediately catching our attention. Future Assist moved quickly, securing six prime-positioned blocks for our portfolio-building clients before the wider market had a chance to react.
Construction progressed steadily and by November 2022, the homes were complete and tenant-ready. The market had moved in-line with our team’s predictions.

The results are striking. Weekly rents have surged by over 50%, while property values have climbed by close to 90%.
